The property located between the developing neighborhoods of the Strip District and Lawrenceville, presented an opportunity to bridge two communities. After developing the criteria for redevelopment with the owners, Venture RE performed a market analysis to help determine the highest and best use of the property. The results of this analysis proved the location could fill a need in an area referred to as a food desert. Venture and the Heirloom team accomplished this by bringing together a network of local food purveyors and businesses to create a collaborative marketplace, event center, and incubator. The new concept, dubbed Co-Retail, allows local food purveyors to share a retail storefront, kitchen space, food storage space, hold meetings and events, and sell their products directly to the consumer. The challenge from a design perspective was creating a space that is flexible enough to fit these activities into one 8,000 square foot building. This was achieved by creating an open floor plan and dividing the space with modular furniture and fixtures.
